  3. Sitework: demo, grading, soils, utilities, erosion control

  4. Foundation: footings, slabs, stem walls, waterproofing

  5. Structure: framing/steel, shear, roof, widows/doors

  6. MEP rough-in: plumbing, electrical, HVAC, inspections

  7. Exterior envelope: WRB, flashing, stucco/siding, roofing

  8. Interiors: insulation, drywall, millwork, tile, paint, fixtures

  9. Finals & turnover: punch-list, commissioning, O&M manuals, warranty
